Technology for apartment buildings and owners' associations
The intercom that keeps failing, garage keys nobody knows how many copies of exist, the camera that isn't recording. Upgrading a building's technology improves security and convenience for every resident.
Video intercom
Replacing an analogue intercom with an IP one lets residents answer from their phone, see who's calling and open the door remotely. In existing buildings, some systems reuse the old wiring, avoiding work in the stairwell.
Access control for the entrance and car park
- Fobs or cards instead of keys: if one is lost, it's cancelled without changing the lock.
- Phone or code as an alternative.
- Remote controls and number-plate recognition in the car park.
- Access logs and time schedules, for example for cleaning or maintenance staff.
Cameras in common areas
Entrance, car park, storage rooms and bin store are the usual spots. Before installing, data protection needs to be considered:
- The owners' agreement to install them.
- Visible information signs.
- No recording of the public street or the inside of homes.
- Who can view footage and how long it's kept.
Always check current regulations and the building manager.
Network and connectivity
- A small building network for intercom, cameras, access and lifts.
- Coverage in the car park and storage rooms, where mobile signal rarely reaches.
- WiFi in common areas such as the pool, gym or residents' room, if the owners want it.
Lighting and energy
- Presence detection in stairwells, car park and corridors.
- Metering of common-area consumption.
- EV charging infrastructure with load management.
Technical alerts
Flood sensors in the car park and pump room, and fault alerts for the garage door or communal boiler, sent straight to the building manager or maintenance contractor.
How to present it at the owners' meeting
- Start with the problem that generates most complaints.
- Ask for a phased proposal, with the cost per owner.
- Insist on documentation and that admin access stays with the owners' association.
- Plan maintenance: who issues and cancels fobs, who handles a fault.
What to avoid
- Closed systems only one company can maintain.
- Consumer equipment in communal installations.
- Passwords shared among all residents.
Frequently asked questions
Does all the wiring need replacing for an IP video intercom?
Not always. Some systems run over the old intercom's two wires. We check on a visit.
Can each resident choose how to answer?
Yes. Some can use just their phone, others can have a screen in the flat.
